Asia Industrial Estate Suvarnabhumi (AIES) is a large scale industrial estate in Khlong Suan, Preng, Ban Ra Kat, and Bang Phli Noi Subdistricts, Bang Bo District, Samut Prakan Province, and about 20 km. to Suvarnabhumi International Airport. AIES is developed in three phases, totaling 4,000 Rai (640 hectares) of land, of which 3,020 Rai (483 hectares) of land is salable. AIES is jointly managed by the Industrial Estate Authority of Thailand (I-EA-T).

Investment Privileges from I-EA-T

For the industrial estate to serve as the manufacturing base that contributes to industrial operators’ competitiveness; aside from the infrastructure system, facilities, and the management system; there is the need to put in place privileges that help industrial operators with business facilitation – equipping them with the ability of choosing to trade in their market of choice, domestic or export, based on current competition conditions.

There are two types of industrial estate zones:

1) General Industrial Zone (GIZ)

2) I-EA-T Free Zone

Industrial operators in both zones are eligible to following opportunities, options, and privileges:

Non-Tax Privileges for investment in both GIZ and I-EA-T Free Zone

1) The right to own land in an industrial estate

2) The right to bring in foreign skilled workers, with visa and work permit facilitation

3) The right to bring in foreign skilled workers’ spouses and dependents, with visa facilitation

4) The right to remit money abroad

5) The right to receive additional privileges from Thailand’s Board of Investment (BOI) when applying for investment promotion

Tax Privileges for investment in I-EA-T Free Zone

1) The right to receive non-tax privileges, similar to investment in the GIZ

2) The right to receive additional tax privileges

3) The right to receive exemptions of import duty; value-added tax (VAT); as well as excise tax on machinery, equipment, raw materials and supplies used in production

4) The right to receive exemptions of export duty; value-added tax (VAT); as well as excise tax on imported materials for use in production or for commercial operation

5) The right to receive exemptions of export duty; value-added tax (VAT); as well as excise tax on raw materials, products and by-products

Buyer has to construct the following on the Land at Buyer's own cost:
- Pre-treatment by Buyer,Final: - i. A pre-treatment plant,
- treatment by AIES: - ii. Holding pound(s),and
- iii. Pumps and pipers to AIES'sewer or manhole.
- Sewer: A HDPE PN.6 sewer with manholes will be provided by AIES
- Central Wastewater Treatment: Wastewater treatment capacity of 6,400 m3/day in total will be available.
- Current Treatment Fee (2015): C= 100+7.35 Vx + 12.90 Vx Bx + Cp
C=Treatment Fee (THB/month).
Vx=Quality of wastewater (m3/month),calculated as 80% of Buyer's consumption of potable water.
Bx=Actual BOD in milligrams per liter discharged during the month.
Cp= Penalty Charge (THB/month),calculated as 3 times of Treatment Fee (by formula 3 x C).Cp shall apply when the quality of discharged waste waterexceed AIE's standard qualification.
